The site is situated in a not yet overtly developed area of Tangerang near to a highway access. It was important to keep as much as possible of the green surrounding despite having a high density with a FAR of 6. The program consists of mixed-use like residential, offices, commercial but also communal facilities such as a mosque, market, outdoor playgrounds, park features and sports facilities. The building volumes were placed in a checker board array to have as much view as possible for the inhabitants while the longer facades face North and South for better self-shading due to overhangs and greenery. Having an underground parking was not desired and the ground floor besides green outdoor zones has the car & public bus network and above ground parking. Therefore, an elevated pedestrian and bike route was introduced in form of a Selasar (covered walkway) connecting all the buildings, communal and commercial areas. This circular pathway element breaks with the more stringent array of building volumes but also defines outer residential and inner commercial areas.
